House Leveling Houston

House leveling is a term used to describe the process of lifting a home as close to its original state as possible (as construction will allow). Leveling a home is usually accomplished by performing foundation repair.

A home that is sinking at one end or multiple places likely has a structural problemHouse leveling will usually correct that problem, however, the source of the problem must also be addressed to prevent similar damage from reoccurring in the future.

If your house is out of level it is usually due to the ground settling underneath the blocking or foundation of the house. Settling of soils can cause gaps between the foundation supports and/or beams of the house leading to cracks in walls, doors not closing properly or jamming even windows not working properly. Floors develop squeaks and creaking noises due to a variety of reasons. Serious structural damage can occur, so it is wise to re-level your house as soon as possible.

Foundation erosion, structural damage, volatile soil condition issues, under-slab plumbing leaks, poor exterior drainage and intrusive tree roots all can contribute to a sinking home or sagging, uneven floors. It’s important to also correct these issues before house leveling is performed to ensure a more permanent solution.

If your crawlspace needs a lot of work, that could also increase your foundation costs. New wooden members such as beams and joists are often required as part of the leveling process due to rot, mildew and other things. Of course, you may simply need to have some new steel shims installed to even out the floor above your foundation. In other cases, a drainage correction system may also be required to resolve your foundation problem. It’s always a good idea to be proactive and stop trouble before it starts.
